Hotel Policies & Guest Information
Deposit & Payments
A 50% deposit is required at the time of booking to confirm all reservations. The remaining balance is due 30 days prior to arrival.

Rates do not include the 13% Hotel Occupancy Tax or cleaning fee.

Cancellation Policy
Standard Reservations

Cancel more than 30 days before arrival: 100% refund, minus a $25 cancellation fee per room.

Cancel within 30 days of arrival: No refunds.

No partial cancellations.

Reservations are held until 12:00 PM the day after scheduled arrival.

No refunds for early departures or weather conditions.
Antique Shows & Special Event Dates

Cancel more than 90 days before arrival: 100% refund, minus a $100 cancellation fee per room.

Cancel 30–90 days before arrival: Refunds are not guaranteed and will be considered at the discretion of management, especially if the room is rebooked in full.

Cancel within 30 days: No refunds.

Reservation Minimums
A 2-night minimum is required during antique shows and special events.
One-night openings may be available — please call us for availability.
Check-In / Check-Out

Check-In: 3:00 PM (4:00 PM during peak season)

Check-Out: 11:00 AM
Early check-in or late check-out is subject to availability, must be pre-approved by management, and carries a $50 fee.
Pool & Hot Tub Hours

Pool: 8:00 AM – 10:00 PM

Hot Tub: 5:00 PM – 10:00 PM (earlier access available with 2-hour advance notice via text: 979-208-9851)
Swimwear required. No glass in pool or hot tub areas. Swim at your own risk — no lifeguards on duty.
Quiet Hours
Please respect quiet hours from 10:00 PM to 9:00 AM for the comfort of all guests and our neighbors.
Children
We welcome families! Some dates are Adults Only — please contact us in advance to confirm. We’re happy to assist in selecting the best room for your stay.
Pets
We love animals, but The Frenchie is a pet-free property. Guests arriving with pets will be required to make alternative arrangements.
Common Areas & House Etiquette

Common areas are shared — please leave them tidy.

The kitchen is open to all guests. Please label your food and clean up after use.

Personal items should be kept in guest rooms — do not leave belongings in shared spaces.

The Poolhouse: Exclusive dining & drinks for guests. Breakfast and A la carte menu daily from 8 AM–10 PM. Reservations recommended for multi-course dinners. Text 979-413-3400.

Arrival & Parking

The Frenchie is located at 311 N. Live Oak St., Round Top, TX 78954.

Check-in and key pickup are at the Poolhouse, located behind the main house near the pool.

Each room has designated parking:

Rooms for 2 guests: 1 spot

Rooms for 4 guests: 2 spots

Do not park on the grass — we have an underground sprinkler system.
House Rules (Fines Apply for Violations)

No pets

No personal speakers in public areas

Outside alcohol must stay in guest rooms (per TABC laws)

Do not move furniture without permission — damaged flooring will be billed

Missing room items will be charged to the card on file (pillows $225, robes $145, etc.)

Pool & hot tub are for Frenchie guests only. Day guests must be approved by management; $100 day guest fee applies.

Do not sit on glass tables

No soap, bubbles, or foreign materials in pool or hot tub – cleaning costs range from $500 to $5000

Damage to the lawn or sprinkler system from improper parking will be billed

Luggage carts are not allowed inside the house or guest rooms
Lost & Found
We are not responsible for lost items but are happy to ship anything we find. Guests will be charged for shipping.
